Introduction.

A quick payback in just three months

The client that we are helping in this proect is one of Sweden’s largest real estate owners, owned by the four public AP pension funds. They manage and develop centrally located office and retail properties in all major cities in Sweden.

The company’s property portfolio comprises 183 properties with the total area amounting to a total of 2.5 million square meters. The majority of the stock is located in Stockholm, and so is the specific property that is in focus for this project.

The property is famous throughout town. Originally designed by the renowned architect Paul Hedqvist, it used to house the Swedish Tax Agency but has since been rebuilt to make room for student housing.  In September 2007, a new mall was inaugurated on the ground floor and over the years, two floors with a restaurant and a sky bar have been added as well. Nowadays, the property has a bit of something for everybody!

The problem.

Properties with commercial restaurants are required to have a specific room for food waste. Food waste from restaurants can often cause inconvenience to the surroundings if not handled correctly and so, the room needs constant supervision to minimize problems related to disturbing odor emissions, bacterial growth, flies, insects and pests.

Municipal waste regulations previously required that food waste be stored at refrigerated temperature in order to reduce bacterial growth —our client achieved this using a 6.3 kW cooling unit which lowered the temperature to five degrees Celsius. Since then, the waste regulations for the municipalities have changed and alternative solutions to the cooling units are now allowed. Mellifiq reached out to the client during one of their rebuilding processes in order to present such a solution.

The solution.

When we contacted our client, the decision had already been made to to purchase and install a conventional cooling unit for the 70 sqm waste space. At our initiative, a comparative study was conducted where we compared a cooling unit to an ozone generator. The study showed that cooling can advantageously be replaced by ozone.

Since the benefits of replacing the cooling solution with an ozone solution were immediately obvious, our client decided to replace the cooling system with an Ozonetech ACT series ozone generator from Mellifiq. The generator now handles the entire odor purification process!

An ozone generator purifies air with the help of ozone (O3) which quickly breaks down viruses, bacteria and odors. The ozone system produces ozone on-site using the ambient air as its raw material. Nothing needs to be bought, transported, stored or refilled. The air purification process begins as soon as the ozone system starts operating in the waste room.

Evaluation.

Mellifiq’s system solution, with its low investment and maintenance costs, saves significant amounts of money for our client; the energy consumption is only 18 watts, which means an energy cost of only 30-40 USD per year. Compare this to the energy cost of the previous solution, which amounted to several thousand USD per year.

In addition to the economic benefits of the new air treatment solution in the waste room, our client has also observed other benefits: odor problems have been minimized and the air quality has drastically increased!
